The project

The redevelopment of an elegant building a short walk from Piazza Cinque Giornate, designed by an international architecture firm. Sixteen class A residences, from one-bedroom apartments to large three-bedroom homes, with dual aspects, balconies and terraces, designer finishes and shared amenities: gym, inner garden and a bicycle charging station. A total list-price value of over 20 million euros.

The challenge

Marketing a high-end product, between 9,000 and over 10,000 euros per square metre, while construction was still under way, on behalf of a real estate fund: with the procedures, documentation and timelines required by an institutional client.

My role

Sales lead for the project on behalf of the appointed agency, with full autonomy over the entire sales process:

  • Presenting the project, viewings and managing negotiations with Italian and international buyers, in Italian and English
  • Collecting offers and signing preliminary contracts, including contract assignments and transfers
  • Managing anti-money laundering procedures and the documentation required by the fund
  • Coordination with the management company, architects and site supervision, including handover inspections
  • Organising completions with the notary and assisting buyers through to handover

The result

70% of units sold a year before completion and 90% before construction was finished, for a list-price value of over 20 million euros.
