How to read the observatory

Area yield

Average annual rent divided by the average sale price of the neighbourhood, on the existing market. New builds cost more, so the yield of each development has to be calculated case by case: that is the analysis I prepare on request.

Sources and updates

Trade press, developer announcements and site monitoring, checked every month. Each development shows its source and date.

Independence

The observatory is not a list of listings and does not show third-party prices or images. Where I work directly with the developer, this is stated.

Which new builds are for sale in Milan?

This page shows a selection of residential developments for sale in the city, updated every month: large schemes such as Inspire UpTown in Cascina Merlata, complexes under construction such as Veridia Living in Chiesa Rossa, and small buildings in areas such as Gorla, Precotto, Lambrate, Portello and Baggio. Each development shows its area, developer, construction stage and source.

Where is it worth buying a new home in Milan as an investment?

It depends on your budget and strategy. Well-connected semi-central and outer areas, such as Cascina Merlata, Chiesa Rossa, Precotto and Baggio, have higher average gross yields; the centre has higher and more stable values, but lower yields. The yield of a new build has to be calculated on the actual price of the unit: that is the analysis I prepare on request.

Is it worth buying a new home off-plan?

Buying off-plan usually lets you choose the unit and finishes and pay in stages, with the protections required by Italian Legislative Decree 122/2005, such as a bank guarantee on deposits and a ten-year building insurance policy. It does, however, mean assessing the developer's solidity, the timing and the specifications: I check them with you before any offer.
